Miami-Dade plays by its own rules. It sits inside the High Velocity Hurricane Zone, which means roofing products and the way they go on have to carry a Notice of Acceptance, or NOA, before they touch a house. That runs all the way from the tile down to the fasteners and the underlayment. Barrel tile is everywhere in Miami-Dade, both concrete and clay. It looks great and lasts a long time, but the part that fails is usually the underlayment below it, not the tile. When a ceiling stains under a tile roof, the tile is often fine and the layer underneath has given out. We can pull and reset the tile to replace that underlayment.
Flat and low-slope roofs are just as common, on houses and commercial buildings alike. Those run systems like modified bitumen or TPO membrane, and they let go at the seams and around drains and penetrations. Water sitting on the roof after a storm is a warning sign. You see asphalt shingle and standing seam metal too, especially on newer construction. Whatever is up there, we do roof repair and full roof replacement.
The calls we get most: a slow ceiling stain that grows after every rain, lifted or cracked tile after a windstorm, a flat roof holding water, cracked flashing at a wall or chimney, a leaking pipe boot, and clogged gutters dumping water where it should not go. Bad attic ventilation quietly cooks a roof from below in this heat, so we look at that too.

When a named storm or a nasty summer squall rolls through, we come out. Our storm damage repair work starts with emergency tarping to stop an active leak, then a full look at what the wind and water actually did. We photograph the damage and write it all up so you have solid evidence for an insurance claim.
