Roofing built for the strictest code zone in Florida

Miami-Dade plays by its own rules. It sits inside the High Velocity Hurricane Zone, which means roofing products and the way they go on have to carry a Notice of Acceptance, or NOA, before they touch a house. That runs all the way from the tile down to the fasteners and the underlayment. Any roofer working here needs to know those rules cold, because the permit and inspection process gives you no room to fudge it. When we work in the county, we build to that standard.

The weather handles the rest. You get hard UV all year, afternoon thunderstorms every summer, and hurricane season from June through November. Wind-driven rain will find the smallest gap in your flashing or a worn-out pipe boot. Along the coast in Miami Beach, Sunny Isles, and Key Biscayne, salt air eats metal fasteners and cuts the life of anything left exposed. Inland, it is more about heat and heavy rain than salt.

The roofs you actually see here

Barrel tile is everywhere in Miami-Dade, both concrete and clay. It looks great and lasts a long time, but the part that fails is usually the underlayment below it, not the tile. When a ceiling stains under a tile roof, the tile is often fine and the layer underneath has given out. We can pull and reset the tile to replace that underlayment.

Flat and low-slope roofs are just as common, on houses and commercial buildings alike. Those run systems like modified bitumen or TPO membrane, and they let go at the seams and around drains and penetrations. Water sitting on the roof after a storm is a warning sign. You see asphalt shingle and standing seam metal too, especially on newer construction. Whatever is up there, we do roof repair and full roof replacement.

The calls we get most: a slow ceiling stain that grows after every rain, lifted or cracked tile after a windstorm, a flat roof holding water, cracked flashing at a wall or chimney, a leaking pipe boot, and clogged gutters dumping water where it should not go. Bad attic ventilation quietly cooks a roof from below in this heat, so we look at that too.

Storm season and insurance claims

When a named storm or a nasty summer squall rolls through, we come out. Our storm damage repair work starts with emergency tarping to stop an active leak, then a full look at what the wind and water actually did. We photograph the damage and write it all up so you have solid evidence for an insurance claim. To be straight with you, we do not file or negotiate the claim and we cannot promise how it lands, but good documentation gives your case a real leg to stand on.

Not sure where things stand? Start with a roof inspection. We walk the roof, check the flashing and penetrations, look at the underlayment where we can get to it, and give you an honest read. No pressure, and the inspection and written estimate cost you nothing.

We cover the whole county, and we also work up the coast in Indian River County and closer to home in Brevard County. Miami-Dade is a good haul from our Titusville base, so we plan those trips out and keep you posted on timing.

Questions & Answers

Miami-Dade County Roofing FAQs

Do you handle Miami-Dade permits and the HVHZ code requirements?
Yes. Miami-Dade is in the High Velocity Hurricane Zone, so roofing work has to use products with a valid Notice of Acceptance and follow the county's permit and inspection process. We build to that standard when we work in the county.
Are you actually based in Miami-Dade County?
No. Align Roofing Service is based in Titusville, up on the Space Coast in Brevard County. Our crew drives down to Miami-Dade for roofing projects. Since it is a longer haul, we plan the schedule carefully and keep you updated on timing.
My tile roof is leaking but the tiles look fine. What is going on?
On barrel tile roofs, leaks usually come from the underlayment underneath, not the tile itself. That layer breaks down over time in the Florida heat and UV. We can pull and reset the tile to replace the underlayment and stop the leak.
Can you help after a hurricane or a bad storm?
Yes. We run 24/7 emergency service and can tarp an active leak to protect your home, then do a full assessment. We photograph the damage and write it up to support your insurance claim, though we do not file or negotiate the claim itself.
Do you work on flat and commercial roofs?
Yes. Flat and low-slope roofs are common across Miami-Dade on both homes and commercial buildings. We work with modified bitumen and TPO membrane systems, and we handle the seams, drains, and penetrations where these roofs usually fail.
How much does a roof inspection or estimate cost?
Nothing. Roof inspections and written estimates are free. We walk the roof, check the flashing, penetrations, and underlayment where we can get to it, and give you an honest read with no pressure.
What Neighbors Say

Trusted by Homeowners Across Brevard

Had a brown stain spreading across the ceiling after the last round of summer storms. They came out for a free inspection, tracked it to lifted shingles near the ridge, and had it patched within the week. Straight answer, fair price.

We were sure we needed a full replacement. They pulled up on the roof, showed me photos on their phone, and told me a repair would carry us a few more years. I appreciated not getting pushed into something I did not need yet.
Dana
Indian River City
Full tear off and replacement done in a few days. The crew swept the yard for nails every evening and left it cleaner than they found it. The new roof handles the salt air and heat a lot better than the old one.
