Roofing across a county split between coast and inland

St. Lucie County is really two roofing environments in one. Out on Hutchinson Island and along the South Beach and North Hutchinson stretches near Fort Pierce, roofs take a beating from salt air. Salt works its way into metal fasteners, gutter seams, and flashing and corrodes them faster than most homeowners expect. A roof three miles inland and a roof a block from the Atlantic age on completely different schedules.

Move west into Port St. Lucie proper, Tradition, Riverland, and the neighborhoods off Becker Road and Gatlin Boulevard, and the bigger enemy is heat and UV. The Florida sun bakes asphalt shingles day after day. Granules wash into the gutters, the mat underneath dries out, and edges start to curl. Add the afternoon summer storms that roll through almost every day from June into September, and small problems get found fast.

What we see on St. Lucie County roofs

Most calls here fall into a short list. Pipe-boot leaks are near the top. The rubber collar around a plumbing vent cracks after a few Florida summers, and water runs down the pipe into the attic long before it shows on the ceiling. Lifted or missing shingles after a storm are common too, especially on older tract homes in Fort Pierce and the mid-1980s sections of Port St. Lucie.

Then there is flashing. How is a roof on Hutchinson Island different from one inland?
Salt air. Homes near the beach on Hutchinson Island get salt corrosion on metal fasteners, gutters, and flashing that inland roofs mostly avoid. It ages those parts faster, so coastal roofs usually need closer attention to hardware and flashing than a roof out in Tradition or Riverland.
My ceiling has a brown stain but I do not see a hole. What is going on?
A lot of the time it is a cracked pipe boot or bad flashing, not an obvious hole. Water runs down a vent pipe or in behind a chimney and travels a ways before it shows up on drywall. That is exactly what a proper inspection finds, and it is usually a smaller repair than people fear.
