Roofing across a very mixed county

Seminole County is not one kind of place, and the roofs prove it. Sanford has old bungalows and homes near Lake Monroe with roofs that have taken decades of Florida sun. Lake Mary and Heathrow are full of newer subdivisions running tile and architectural shingle. Oviedo and Winter Springs mix settled neighborhoods with newer builds. Head out toward Geneva, Chuluota, and the Black Hammock and you get bigger lots, older structures, and homes tucked under heavy tree cover.

That mix matters. A 1920s house in the Sanford historic district needs a different eye than a ten-year-old home off Rinehart Road. We look at what is actually on your roof before we say a word about fixing it.

What Central Florida weather does to a roof

Seminole County sits inland, so salt air is not the enemy here. Heat, UV, and water are. Long summers bake asphalt shingles until the granules wash off and the mats turn brittle. From June through September you get a thunderstorm almost every afternoon, and that steady rain finds any weak spot you have got.

The problems we see are pretty predictable. Cracked flashing around chimneys and skylights. Pipe-boot leaks where the rubber has dried out and split. Clogged gutters backing water up under the shingle edge. Lifted or missing shingles after a wind gust. Nail pops and worn valleys. Most of it starts small and quiet, then turns up as a brown ring on a bedroom ceiling.

Storm season and hurricane damage

Hurricane season runs June through November, and Central Florida catches plenty of it even this far from the coast. Winds off a passing storm can peel shingles, crack tile, and lift metal panels. After a big blow, water often gets in before you notice a single shingle missing.

If a storm hits your home, call us. We climb up, document what we find with photos, and give you a clear written report. We can photograph and document storm damage to support your insurance claim. To be straight with you: we do not file or negotiate the claim, and we do not promise an outcome. That part is between you and your insurer. What we do is hand you honest, thorough documentation to work from.

What we do

We handle roof repair for leaks, flashing, boots, and storm damage, and full roof replacement when a roof has reached the end. We work on asphalt shingle, metal, tile, and flat or low-slope roofs, which covers just about every home and building in the county. We also check ventilation and gutters, since poor airflow and bad drainage age a roof faster than most people expect.

Not sure where your roof stands? A roof inspection tells you plainly whether you need a small fix or should start planning for a new one. We would rather patch a good roof than sell you one you do not need yet.

Working across the county

We cover every part of Seminole County, from Altamonte Springs and Casselberry on the south end to Sanford and Lake Mary up north, plus the more rural east side. Since we run from Titusville, some Seminole addresses are a longer drive for us than for a shop sitting on 17-92. We are upfront about that. What you get is a crew that shows up when we say we will and does the work right.

Neighboring Orange County and Volusia County are on our regular routes too, along with our home base in Brevard County.

Financing is available, and we run 24/7 emergency service for when water is coming in and it cannot wait. Call for a free inspection and a free written estimate.

Questions & Answers

Seminole County Roofing FAQs

Do you actually serve all of Seminole County, or just the closer parts?
All of it, from Altamonte Springs and Casselberry on the south end up to Sanford and Lake Mary, plus the rural east side around Geneva and Chuluota. We run from our Titusville base, so some Seminole addresses are a bit of a drive for us. We are honest about that, and we still show up when we say we will.
How fast can you respond to a roof leak?
We run 24/7 emergency service for active leaks. If water is coming into your home, call and we will get out as soon as we can to stop the immediate damage, then plan the permanent repair. Since we travel in from Brevard, timing depends on where in the county you are.
What roof types do you work on in Seminole County?
Asphalt shingle, metal, tile, and flat or low-slope roofs. That covers the older homes in Sanford, the tile and architectural shingle in Lake Mary and Heathrow, and commercial flat roofs throughout the county.
Can you help with insurance after storm damage?
We photograph and document your storm damage and give you a clear written report to support your claim. We do not file or negotiate the claim for you, and we cannot promise an outcome. What we give you is honest, thorough documentation you can hand to your insurer.
Is the roof inspection really free?
Yes. The inspection and the written estimate are both free, with no obligation. We would rather tell you a roof has years left and needs a small repair than push a full replacement you do not need.
Do you offer financing for a roof replacement?
Yes, financing is available. A new roof is a big expense, especially after years of Florida heat and storms have worn the old one out. We can walk you through the options during your free estimate.
What Neighbors Say

Trusted by Homeowners Across Brevard

Had a brown stain spreading across the ceiling after the last round of summer storms. They came out for a free inspection, tracked it to lifted shingles near the ridge, and had it patched within the week. Straight answer, fair price.

La Cita
We were sure we needed a full replacement. They pulled up on the roof, showed me photos on their phone, and told me a repair would carry us a few more years. I appreciated not getting pushed into something I did not need yet.
Dana
Indian River City
Full tear off and replacement done in a few days. The crew swept the yard for nails every evening and left it cleaner than they found it. The new roof handles the salt air and heat a lot better than the old one.
