Ponce Inlet is a narrow strip of land with water on both sides, and that geography is really the whole story for your roof. Onshore wind carries salt spray inland day after day, and salt is hard on metal. It pits aluminum, rusts steel fasteners, and eats at flashing and drip edge long before the shingle field gives out. On a lot of coastal roofs we inspect, the shingles still look fine while the nails and the metal around the vents are the first things going.

Then there is the sun. This far south the UV load runs strong from spring through fall, so asphalt shingles dry out, curl at the edges, and start losing granules. You will notice it as dark bare patches you can see from the ground, or as grit piling up in the gutters after a rain. Once the mat is exposed, water finds its way in.

The homes here run the range. You have oceanfront places off Peninsula Drive and along Atlantic Avenue, high-rise condo towers near Harbour Village, and older single-family homes tucked back toward Spruce Creek and Lighthouse Point Park. Roof types are just as mixed. Standing seam and stone-coated metal hold up well against coastal wind and show up on a lot of the newer builds. Concrete and clay tile sit on the Mediterranean-style houses. Plenty of homes still run architectural asphalt shingle, and the low-slope and flat sections on additions and condos need a membrane system, not shingles. We work on all of them.
