Roofing on a barrier island

Ormond-by-the-Sea is an unincorporated community in Volusia County, north of Ormond Beach and running up toward the Flagler County line. Most of it falls under the 32176 ZIP. The island is less than half a mile wide in spots, so nearly every roof here sits within a few blocks of the ocean. Ocean Shore Boulevard (A1A) runs along the beach side, and John Anderson Drive follows the Halifax River. Homes on the ocean side of A1A take the brunt of the salt and wind. The ones closer to the river get a little more shelter, though not much.

Salt air is the part people underestimate. It corrodes exposed nail heads, eats at aluminum drip edge and metal flashing, and works its way into the seams around vents and chimneys. On a roof ten or fifteen years old, the shingles can still look fine while the flashing and fasteners underneath are giving out. We check both when we inspect a roof, not just the surface.

The homes here and what wears them down

This part of the coast filled in from the 1950s on, so the housing stays low. You see older beach cottages, mid-century ranches, and low-rise condos, with no high-rise towers on this stretch. Plenty of these roofs are asphalt shingle. Some are metal, which holds up well against salt when it is installed and flashed right. And a few of the flat and low-slope sections on additions and carports come with their own leak points.

Older ranches and cottages tend to fail in the same places. Pipe boots crack and dry out in the Florida sun, then leak at the first hard rain. Nails back out and lift shingles along the ridge. Valleys and step flashing pull away from walls. Gutters clog with sand and debris until water pools at the fascia. None of that is a full-roof problem on its own, and we will tell you straight when a roof repair makes more sense than a replacement.
