Roofing in a place built for hurricanes and salt air

Key West roofs are their own animal. You have got the highest wind exposure in Florida, salt in the air twelve months a year, sun that never really backs off, and a mix of buildings that runs from 1800s conch cottages to concrete-block homes to flat-roof storefronts. A roof down here ages faster and takes more of a beating than just about anywhere else in the state.

Metal is what you see most on the island, and there is a good reason for that. Standing seam and 5V-crimp panels shed the rain, stand up to the wind, and ride out one storm after another when they are fastened right. Plenty of the older Old Town homes wear metal too, sometimes painted tin laid right over the original decking. We do roof repair on all of it, from a couple of lifted panels and backed-out screws to worn-through seams and rusted flashing around chimneys and vent pipes.

The problems we see on Key West roofs

Salt air is the sneaky one. It goes to work on fasteners, flashing, and any bare steel long before the panels themselves give out. We look at the little metal parts as hard as we look at the field of the roof.

Flat and low-slope roofs turn up a lot on commercial buildings and additions here, and they leak at the seams and the drains first. Water sitting there after a hard rain is your warning. On those we check the membrane, the coating, and whether the water is actually reaching the scuppers. A silicone or elastomeric coating can buy you real time on a flat roof that is tired but not dead yet.

The rest is what you would guess this close to the water. Ceiling stains that show up a day after a storm. Cracked pipe-boot seals. Gutters and downspouts packed with junk, backing water up under the edge. Loose or missing shingles on the homes that still run asphalt. None of it fixes itself, and in this climate a small leak turns into rot and mold fast.

Repair, replacement, and storm work

Sometimes a repair is the smart move and sometimes the roof is just done. We will tell you which one you are looking at, plainly. When it is time, our roof replacement work covers metal, tile, flat systems, and shingle, matched to the building and to what actually holds up down here in the Keys.

After a named storm comes through the Lower Keys, we handle storm damage repair and we document what we find. We take the photos and write up the damage so you have solid records to support an insurance claim. To be straight with you, we do not file or negotiate the claim, and we are not going to promise you an outcome. We hand you the evidence and you and your adjuster work from real information.

Not sure where your roof stands? Start with a roof inspection. We walk the whole thing, flag what needs fixing now versus what can wait, and put it in writing.

We work the island and the Keys around it, residential and commercial both. And if you are further up the chain toward the mainland, we also serve Miami and the rest of South Florida.

Free inspections and free written estimates, financing if you need it, and 24/7 emergency service for when a roof opens up at two in the morning. Call Align Roofing Service and we will set up a free inspection for your Key West property.

Questions & Answers

Key West Roofing FAQs

Do you actually come all the way down to Key West?
We do. We are based in Titusville up on the Space Coast, so Key West is a long drive, and we are upfront about that. We bring our crew and materials down for the job and set clear timing before we start, so nobody gets surprised.
What kind of roof is best for a home in Key West?
Metal holds up best on the island. Standing seam and 5V-crimp panels shed rain, take the wind, and last a long time when they are fastened right. That is why so many of the older Old Town homes still wear metal. Tile, flat systems, and shingle all have their place too, and we match the roof to the building.
How does salt air affect my roof down here?
Salt air goes after the metal parts first. Fasteners, flashing, and any bare steel corrode long before the panels wear out. That is why we check the small metal pieces as closely as the main field of the roof when we come out to look.
My flat roof pools water after it rains. Is that a problem?
Standing water is a warning sign. It usually means the drains, scuppers, or slope are not moving water off fast enough, and water that sits there finds the seams and low spots. We check the membrane, the coating, and the drainage. Sometimes a silicone or elastomeric coating buys you real time before you need a full replacement.
Can you help after a hurricane or tropical storm?
Yes. We do storm damage repair and we photograph and document everything so you have solid records to support an insurance claim. We do not file or negotiate the claim for you and we cannot promise an outcome. We give you the evidence and you work it with your adjuster.
What does an inspection cost?
Nothing. Roof inspections and written estimates are free. We walk the whole roof, tell you what needs attention now versus what can wait, and put it in writing so you can decide without anyone leaning on you.
What Neighbors Say

Trusted by Homeowners Across Brevard

Had a brown stain spreading across the ceiling after the last round of summer storms. They came out for a free inspection, tracked it to lifted shingles near the ridge, and had it patched within the week. Straight answer, fair price.

We were sure we needed a full replacement. They pulled up on the roof, showed me photos on their phone, and told me a repair would carry us a few more years. I appreciated not getting pushed into something I did not need yet.
Dana

Full tear off and replacement done in a few days. The crew swept the yard for nails every evening and left it cleaner than they found it. The new roof handles the salt air and heat a lot better than the old one.
