Key West roofs are their own animal. You have got the highest wind exposure in Florida, salt in the air twelve months a year, sun that never really backs off, and a mix of buildings that runs from 1800s conch cottages to concrete-block homes to flat-roof storefronts. A roof down here ages faster and takes more of a beating than just about anywhere else in the state.

Metal is what you see most on the island, and there is a good reason for that. Standing seam and 5V-crimp panels shed the rain, stand up to the wind, and ride out one storm after another when they are fastened right. Plenty of the older Old Town homes wear metal too, sometimes painted tin laid right over the original decking. On those we check the membrane, the coating, and whether the water is actually reaching the scuppers. A silicone or elastomeric coating can buy you real time on a flat roof that is tired but not dead yet.

The rest is what you would guess this close to the water. Ceiling stains that show up a day after a storm. Cracked pipe-boot seals. Gutters and downspouts packed with junk, backing water up under the edge. Loose or missing shingles on the homes that still run asphalt. None of it fixes itself, and in this climate a small leak turns into rot and mold fast.
